Peacedale Ecovillage
The Peacedale area involves approximately 600 acres that combines the Peacedale envelope, plus the 300 plus acre golf course plan across the North Chatham road to the south. This entire area because of its location on a major Interchange on a double interstate connection is threatened by undesirable uses (black top jungles) in particular, that are notorious for not aiding the tax base of the communities they are in, as well as being environmental nightmares. Peacedale is a pristine area and we being the key owners of lands in it are compelled to maintain this condition as well as engineer it in a way that would be a generous contributor to the tax base.
We invite large organizations to help us design and implement a sustainable community development. The key incentives provided to this organization would be....
Point 1.
To protect this unique jewel that is threatened. Most property is not
threatened. One trucking nightmare on the road frontage at Peacedale will
forever destroy the sustainable community potential of Peacedale.
Point 2.
Because of Peacedale's location on a major interchange a large organization can
attract developers who desire a viable and profitable venture. The cost of
developing the property will be justified with financial rewards to the eventual
developer and community.
Point 3.
Demand because of its proximity to New York City as occurred after 9-11 will be
an attractive location with its residential turnkey units, Town Houses,
apartments, perhaps duplexes along with the services as it relates to its
sanctuary and eco features, using rapid access via the Taconic pkwy, New York
Thruway and railroad connections in Hudson and Rensselaer.

The proposed Peacedale Ecovillage development encompasses approximately 300 acres owned by 5 individual owners. We have commissioned a master plan (link below) that has been conceptually constructed by Brewer Engineering of East Greenbush New York. They have designed the properties around a comprehensive traffic and infrastructure plan, as well as speculated placement of residential, commercial, office and some clean light industrial uses in appropriate areas. When observing the master plan you will see the generous amount of environmentally sensitive areas that must be protected on both sides of route 9. These areas if planned properly will compliment the entire development.

The above traffic plan was mandated by the Town and the New York State DOT because of the enormous safety concerns generated by the amount of traffic (approximately 20 M per day) and other traffic considerations. It was critical that this design was established for any development to commence. An individual owner proposing a site plan will have to adhere to this master traffic plan as far as traffic generation.
Although the current master plan indicates potential big box uses, we envision smaller Eco type applications including a super market that focuses on organic and other health oriented food sources along with standard products to serve the local community as well. In addition to the surrounding areas 5 rather affluent townships there is close to 20,000 cars per day passing the site as well as many thousands traveling the two interstate highways that borders the property. In fact we have site studies that show site signage visibility before exit from all directions on both Interstates. In our projected use plan there is an area overlooking both Interstates that would be perfect for a hotel, perhaps a destination facility and would be an asset to the adjacent golf facility.
We have studied various
developments from the States to as far away as Dubai. The principals of
energy conservation are not only reserved for small ecovillages, large
corporations and countries themselves have moved into this area. With the
proximity and road systems only a couple of hours away from the large
metropolitan areas to our east and south we anticipate a higher end inhabitant at
the Peacedale Eco Village.
In addition to the carriage trade support of this development the below demographics clearly indicates generous peripheral support around the area even to the extent of a 1 hour drive time.

Planned Town
municipal water is designated on master plan. A large sand filtration area
has been designated for affluent and eventually sewer treatment. There are
large water reserves on the property as well as Town wells to the west of the
property.
